The Building Process
Building your new home should be an exciting and rewarding experience. We at Michael Hoare Builders understand this well and will ensure that it is as straight forward and stress free for you as possible. Here is a simple outline explaining the building process. 1. CHOOSE YOUR BLOCK OF LAND
Choosing the ideal block of land is the first step in achieving the home and lifestyle you and your family deserve. We provide a complementary service to assist you in this process with advice on house design, positioning and avoiding any extra building costs.
2. CHOOSE YOUR HOUSE
We have a variety of different house designs available to suit your needs and budget. Our Architect will assist you to make any changes to the plans. Alternately we can help develop your own ideas to produce a unique home design. Excellent design doesn’t cost any more and will help with the future resale value of your home. A preliminary estimate for the cost of building works is now prepared. At this point any fine-tuning of the design is made ensuring that you are happy with all aspects of your new home.
3. FINANCING
In today’s competitive market it pays to shop around for your home loan. Michael has considerable experience in this area and if required, provides a free service to assist you with the arranging of finance.
4. DECISION TO BUY
Michael Hoare Builders will now prepare a fixed price. It is important at this stage that you check to ensure that all requests have been included in the quotation.
5. PREPARATION OF CONTRACT DOCUMENTS
Upon your acceptance of the quotation we will proceed with a soil test, drafting of the plans and prepare the Building Contract for signing. This should take a couple of weeks, depending on the complexity of the house and engineering input required. The plans and a signed contract will be required by your Lending Authority to approve your loan application.
6. COUNCIL APPROVAL
After your formal home loan approval we will lodge your plans with the Local Authority. This typically takes a week. We will pay all relevant fees and insurances at this time.
7. COMMENCEMENT OF CONSTRUCTION
We will begin construction when we receive the Council approved plans and a ‘start letter’ from your Lending Authority. It is now time to select the colours for your new home. A Colour Schedule will be forwarded to you to be filled out and signed. We are happy to assist you in any way to ensure that the colour scheme complements your new home. Roofing colours are to be selected within one week of commencement of building to ensure construction keeps on schedule.
8. DURING CONSTRUCTION
The construction period is generally 16 weeks. Michael Hoare Builders encourages customer participation during the construction phase. You will always have direct contact with Michael and will not be ‘passed off’ to a site foreman or administrative staff. Personal service is a company cornerstone and all aspects of construction are carefully supervised.
9. WELCOME HOME!
At the end of construction you will be invited to inspect your new home. Upon your satisfaction with the completed home we are proud to present you with the keys. It is now time for you and your family to move in and enjoy the home that we have worked together to help you achieve.
